Being blessed to be one of the premier Christian Project Finance Groups, in any given month we probably review and analyze more financial statements for Churches, Christian Schools or Colleges than most financial institutions or lenders. Over the last 12 months and with all the economic challenges one common thread that we see everyone is looking for – are ways to manage their budget more efficiently. One category we look at is “add backs & one – time expenses” and 99% of the time in order to saves costs positions or jobs are now being eliminated but one fixed cost item that seems to never get reduced is “Utility or Energy costs”. In fact, in speaking with our clients, this line item actually seems to always increase no matter what procedures or programs are put in place. It really makes no sense to call it a “fixed cost” when most of the time it will always go up so we assume that the reason for being called “fixed” it that is always going to be a budget item.
When it comes to “utility or energy costs”, it seems that we are all in a “catch 22”. If we do not conserve, we are hit with high energy costs, if we do conserve utility companies then have to increase the kwh costs in order to make up for lost revenue. In both scenarios we get hit and up to now there has been really nothing that could be done.
Now we all know that going “Green” is the latest “buzz” word and the future but converting to renewable – solar, geo-thermal or wind takes time and considerable costs. Return on costs for these expenses typically can take (even with the stimulus) at least 3-5 years and that creates challenges in today economic climates.
Last year, we heard about technology that had been around for years but until recently was only available for heavy industry and there was not an application for commercial buildings (Churches, Christian Schools or Colleges) or residential. We hear that even NASA adapted this technology for their large “Vehicle Assembly Building” back in the late 60’s in order to eliminate “power surges”. In implementing this technology one of the unplanned bi-products was that the utility costs decreased by up to 25% but back then with oil prices so low, it was really no big deal. Now we fast forward some 39 years later and we all are faced with high and rising energy costs.
Now the good news:
We know of a company that now has this technology available for large metal buildings including Churches, Christian Schools or Colleges. In fact we got so excited about this technology that we even had it installed in our office. After 3 months, even with higher temperatures last summer we were literally seeing savings that exceed 20% and those savings have continued since then.
If you would have told us 12 months ago that we could lower and reduce our utility costs by this amount, our comment would have been “this sounds like a scam” or no way! We have now joined the “tree hugging” clan and are enjoying the savings each and every month. In fact each month, for a change – we now eagerly await the receipt of our power bill to see how much savings occurred.
By the way our return on cost was less than 10 months!
